The Landings is an award-winning five-star development of waterfront luxury homes on Rodney Bay, built around a private yacht harbour on one of the island’s finest beaches. A sustainable long-term approach has been taken in the buildings’ construction and choice of materials, which will ensure the properties have a 60 to 75 year life cycle with minimal maintenance.

Buildings are positively orientated to lessen the need to artificially cool. Extensive overhangs and thick structure maintain lower ambient temperatures. The resort is investigating the feasibility of utilising solar power.

A contractor is employed to take away the waste, separate and recycle. Food waste will be used as compost on local farms to feed the animals.

• sustainable water

The developer says water is not in short supply in St Lucia, and given the size and ground conditions of the site, tanking water is not viable.

• local and sustainable building materials

Buildings are made predominantly from concrete and wood, the latter being sourced from Guyana and other Caricom islands, where there are active reforesting programs. Local contractors and labour have worked on all stages of construction.

• sustainable transport

The resort’s ground transport and water taxis are electrically powered. Petrol or diesel driven vehicles are not permitted onsite.

Solar panels on the roof provide supplemental hot water to each apartment. Installed Daikin energy efficient air heating and cooling system reduces the need for excess temperature control. High-performance, custom formulated and low (E) coated double-pane windows reduce ultra-violet light, minimizing need for seasonal heating and cooling. Energy-star rated appliances reduce energy consumption. Emergency exit stairs are furnished with lights with motion sensitive detectors for electricity conservation.

A recycling programme is in place for non-bio waste, including tins, bottles, and paper.

Showerheads and taps have a water conservation features and toilets are dual flush to conserve water.

All demolition materials have been recycled and construction materials have been recycled whenever possible. Materials and paints have been selected with regards to low or no off-gassing. Balcony decks are being built using responsibly harvested ipe wood planks from Brazil and all interior floors are engineered walnut floors.

Bicycle storage area have been provided for an environmentally friendly transportation alternative. Tribeca Townhomes is served by the following subway lines, all within half of one block distance away: 1,2,3,4,5,6,A,C,W, R; ten in total.
