A month ago, we reported on the launch of Gran Monovar Ecociudad, near Alicante, Costa Blanca, Spain, when ground-breaking had just begun at the development of 828 eco-homes. Now four weeks later, as part of an ongoing focus on the project over the forthcoming months and years as it rises from the ground, we bring you the latest developments.
Site preparation
Ahead of schedule, 90 per cent of the ground preparation works have been completed. To date, 58,107 square meters of internal roads and urbanization distribution have been made ready at the site in order to begin construction of the houses in early 2008 .
Restoration
Restoration of the original farmhouse (finca) located in the centre of the site continues. Built around the turn of the 20th century, once completed the developers aim to utilise the building as a marketing office and educational establishment. The restoration work includes attempts to retain as many features as possible, including a tiled floor and half-metre thick walls.
Planning
A new and improved proposal for an internal bicycle way, totalling 2,981 meters in length and facilitating the internal circulation of the site by bicycle, has been presented to the town hall of Monovar for approval.
Legal and administrative
The basic official project for the first phase (totalling 50 houses) has been presented to the town hall of Monovar in order to get the building licences for the houses before year-end. Providing everything goes as planned, approval will trigger the commencement of housebuilding during the first quarter of 2008.
Commercial
The 3D images, prices, finance and plans have been finalised for the first phase. The pre-commercialisation phase has started with tremendous success, with already 25 per cent of the first phase being reserved by local clients, before any kind of marketing campaign has been initiated.
Marketing
Loli Haro, a new sales person, has joined the developer in order to cope with the growing marketing activity. She has a fantastic background in real estate and is fluent in both Spanish and English. The sales office on site is expected to be up and running before the end of November 2008.
